Market price is an important element of your rental unit. In pricing your property, we employ comps of similar properties within our vacation rental program to set an competitive price range. We then utilize metrics throughout the booking process to evaluate all traffic and reservations. This cross of market experience and sophisticated metrics allows us to constantly adjust and improve your property’s pricing & marketing.
Our custom CRM responds to all inquiries instantly with availability and pricing, increasing the likelihood of every rental. Additionally, our knowledgeable staff of vacation planners utilizes a lead tracking system to follow up and consistently sell your property. We are staffed seven days and provide someone on call 24 hours a day in the case of an emergency.
Cleaning & Maintenance
Our maintenance and housekeeping staffs provide the fastest and best service possible to both our homeowners and guests. Departure cleaning, as well as a thorough inspection of the premises, are provided after each guest checks out – at no cost to the owner. Pre-arrivals stock the property with the proper linens and desired guest amenities.
City Tax & Ordinances
We collect the required guest lodging tax and pay it for you monthly as required by the city ordinance. We also inform you and comply with key city ordinances, rental licenses, noise ordinances, and new and evolving city codes.
A digital keyless access system is installed and maintained on all of our properties at no cost to you. This keyless access allows us to monitor and audit access to your property real time, providing greater security and operational efficiently. Additionally, owners have the opportunity to opt in with A/C and Pool Heat energy management; by connecting utility use with our keyless access and reservation system, owners save upwards of 10-15% on monthly utility bills.
